CCTV Installation Cost in the UAE: What Actually Drives the Price

We don't publish a price list, and this page explains exactly why: the factors that genuinely move cost up or down for CCTV, access control, alarms, and monitoring, across all 7 emirates.

Why no price list

There's No Honest Single Price for "CCTV Installation"

Every property is a different job: a one-camera shop entrance and a twelve-camera warehouse don't belong on the same price list, and neither does a straightforward villa compared to a multi-floor office tower with building-management access rules. A number that looks simple on a website usually means it's either padded to cover worst-case jobs, or too low to cover anything beyond the simplest one.

What we do instead: a free, no-obligation site survey, followed by an itemized quotation specific to your property. The sections below walk through exactly what that quotation is actually built from, service by service.

By service

What Moves the Cost, Service by Service

The same three or four factors explain most of the variation within each service.

New CCTV Installation

  • ✓ Camera count and coverage area, not a fixed per-door price
  • ✓ Resolution and low-light performance you actually need per camera
  • ✓ Cable routing distance and complexity between cameras and the recorder

A single-entrance shop and a multi-floor warehouse rarely cost the same, even with a similar camera count, because cable runs and mounting conditions differ.

IP Camera Systems

  • ✓ Resolution or bitrate recorded per camera, which affects both camera and storage cost
  • ✓ Network and bandwidth upgrades needed so cameras don't strain your existing connection
  • ✓ Local storage, cloud storage, or a mix of both

IP systems often cost more upfront than analog for the same camera count, but remote access and image quality are usually the reason a property chooses IP in the first place.

Access Control

  • ✓ Number of doors or entry points being controlled
  • ✓ Access method: card and fob cost less per user than biometric readers
  • ✓ Whether the system needs to integrate with existing CCTV or alarm hardware

A single-door office setup and a multi-door building with dozens of users are different jobs in scope, not just in camera count.

Alarm & Intrusion Detection

  • ✓ Number of doors, windows, and open areas that need sensor coverage
  • ✓ Door/window contacts versus motion detectors, or a mix of both
  • ✓ Self-monitoring through the app, versus adding a professional monitoring service

Sensor count is driven by how many genuine entry and vulnerability points a property has, not by floor area alone.

Remote Monitoring

  • ✓ Adding remote access to a system we're already installing, versus retrofitting an existing one
  • ✓ Network and bandwidth needed for smooth live viewing
  • ✓ Single-site viewing, or a unified view across multiple properties

Remote access is usually bundled into a new installation's setup cost. Adding it to an existing system, or adding professional monitoring, is quoted separately.

CCTV Maintenance & Repair

  • ✓ Scheduled AMC with a set number of yearly visits, versus a one-off repair callout
  • ✓ Scope of the fault: a loose connector is a different job from a failed NVR
  • ✓ Site conditions like dust, heat, and outdoor exposure that affect how often a system needs attention

AMC pricing is set once as a fixed annual fee. Repair cost depends entirely on what's actually wrong, which we diagnose before quoting.

Hardware choice

Analog vs. IP Cameras: Where the Cost Difference Comes From

Camera type is one of the biggest cost levers before you even get to camera count. Analog cameras over existing coaxial cabling are typically the more cost-effective route, especially on a site that already has that cabling in place. IP (network) cameras generally cost more per camera but add higher resolution and easier remote access, which is why properties choose IP even when it isn't the cheaper option on paper.

Neither is the "correct" choice in general. We size this to your property, existing cabling, and what you actually need the footage for, rather than defaulting to whichever carries the better margin.

Recording & storage

How Retention Period Affects NVR/DVR Cost

How many days of footage you want kept before it's overwritten is one of the most overlooked cost drivers. A 7-day retention window and a 60-day window on the same camera count need very different storage capacity, which shows up directly in NVR/DVR channel and drive specification.

Cloud storage adds an ongoing cost instead of a one-time hardware cost, which can suit some properties better than others depending on how footage actually gets used after the fact.

After installation

Budgeting for Maintenance, Not Just the Install

Installation cost is a one-time number. An AMC (annual maintenance contract) is an ongoing, fixed yearly cost that covers scheduled servicing and priority callout response, which is usually cheaper over time than paying for one-off repairs as faults come up.

How often a system genuinely needs servicing depends on site conditions, like dust, heat, and outdoor exposure, more than on how expensive the original installation was.

FAQs

Cost Questions, Answered Directly

Why doesn't this page just list prices?

Because an honest price depends on your specific property: camera count, cable routing, access method, and site conditions all move the number up or down. A flat published price would either undercut what a complex job actually needs or overcharge a simple one. The free site survey is what lets us give you an itemized quotation that matches your property, not a generic package price.

How much does CCTV installation cost in the UAE?

It depends on camera count, resolution, cable routing, and storage needs, which is why we don't quote a flat number upfront. After a free site survey, you get an exact, itemized quotation for your property, so you know the real cost before any work starts.

Is the site survey and quotation really free?

Yes, across every service we offer and every emirate we work in. A technician assesses your property, and you get an itemized quotation with no cost and no obligation to proceed.

Does combining services, like CCTV and access control, cost less than doing them separately?

Combining services into a single project is usually more cost-efficient than staggering them, since cabling, labor, and site visits overlap. We'll flag this during the site survey if it applies to your project, rather than quoting each service in isolation by default.

Does the cost change by emirate?

The pricing factors are the same everywhere we work: camera count, access method, site conditions, and so on. What can shift slightly by emirate is logistics, such as travel distance or building access requirements for towers and gated communities, which we account for in your specific quotation rather than in a blanket regional markup.

Will the final bill match the quotation, or are there hidden extras?

The quotation you receive after the free site survey is itemized and is what you're billed, barring a genuine change you request after work has started, like adding extra cameras mid-project. We flag anything that would change the cost before doing it, not after.
